
Verification Policy
What the verified badge means, what we check before a listing goes live, and what stays your responsibility as a buyer.

Fraudulent and disputed paperwork is the single biggest risk in Nepal's property market. Verification is how we reduce that risk before a property reaches you.
This page sets out exactly what we check — and, just as importantly, what verification does not cover.
1.Ownership documents
We ask every seller for the lalpurja (land ownership certificate) and check that the plot number, ward number and stated area match the record held at the local Land Revenue Office (Malpot).
A listing does not go live while there is an unexplained mismatch between the certificate and the official record.
2.Ownership history
Where the transaction warrants it, we request a certified transfer history to see whether the land has been mortgaged, seized or made subject to a court order. Encumbrances that would carry over to a buyer are disclosed on the listing.
3.Identity of the seller
- We confirm the person listing the property is the registered owner, or holds a valid Power of Attorney to act for them.
- For a Power of Attorney we check that it is properly notarised, that it covers the sale, and that it has not expired.
- Company-owned property requires registration documents and proof of the signatory's authority.
4.Boundaries and access
For land and house listings we compare the boundaries on the ground against the map (naksha) on file, and record the width and legal status of the access road. Boundary disputes and access problems are the two issues most likely to surface after a sale, so we would rather find them first.
5.Listing content
- Photographs must be of the actual property and taken recently.
- Stated area must match the ownership certificate, not a rounded or marketing figure.
- Asking price must be the real asking price, in a single stated currency.
- Duplicate listings of the same property by multiple agents are merged.
6.Agents on the platform
Agents apply, provide identity and business details, and are approved before they can be assigned listings. An agent who misrepresents a property, or lists property they have no authority over, is removed.
7.What verification does not cover
Verification is a documentary and physical check at a point in time. It is deliberately not any of the following:
- It is not a valuation. We do not certify that an asking price is fair.
- It is not a structural survey. We do not assess build quality or the condition of a house.
- It is not legal advice. Engage your own lawyer before signing or transferring money.
- It is not a guarantee of clean title. Records can be incomplete and circumstances change after a check.
8.Reporting a problem with a listing
If you believe a listing is inaccurate, duplicated or fraudulent, tell us and we will investigate. Listings under investigation are hidden from search while we look into them. We would much rather review a listing unnecessarily than leave a bad one up.
