How we make money

A property platform's incentives matter to the people using it. Here is where our revenue comes from, and the lines we do not cross to earn it.

The short version

Free for buyers. Paid for by the side being represented.

Buyers and renters use Ghar Jagga Sathi at no cost. Our revenue comes from sellers, agents, developers and advisory clients — the parties we actively do work for.

Transaction success fees

Paid by the seller

When a sale completes through the platform, the seller pays an agreed success fee. It is set in writing before the property is listed, and nothing is owed if the sale does not complete.

Agent partnerships

Paid by agents

Verified agents get access to qualified buyer enquiries, including overseas ones, along with listings whose paperwork we have already checked. Terms are agreed at the point an agent joins.

Advisory and due diligence

Paid by the client requesting it

Standalone work — ownership verification, boundary and access checks, document preparation, loan guidance — quoted per engagement for clients who want it independently of a purchase.

Featured placement

Paid by sellers and agents

Optional promotion that lifts a listing's position in search and on the home page. Featured listings are labelled, and they go through exactly the same verification as every other listing.

Developer and project listings

Paid by developers

New-build projects listed as a collection, with dedicated project pages and enquiry handling, charged on a per-project basis.

What we will not do

These constraints exist because the alternative — a platform whose verification can be bought — is worth nothing to a buyer.

  • Buyers and renters never pay us to browse listings, submit an enquiry or be introduced to an agent.
  • Any fee that applies to you is disclosed in writing before work starts — never deducted as a surprise at completion.
  • We do not accept payment to mark a property verified. Verification is a check with a pass or fail, and it is not for sale.
  • Featured placement changes where a listing appears, never whether it was verified or how it is described.
