These terms apply whenever you browse listings, submit an enquiry, list a property or use an agent account on Ghar Jagga Sathi. Please read them before you use the service.

1. 1.What Ghar Jagga Sathi does

   We operate a property platform that lists properties for sale and rent in Nepal, verifies what we reasonably can, and connects buyers, sellers, renters and agents.

   We are an intermediary. We are not a party to any sale, purchase or tenancy agreement you enter into, and we do not act as your lawyer, banker or valuer.

2. 2.Using the site

   • You must be at least 18 years old to create an account or submit an enquiry.
   • The details you give us must be accurate, and you must keep your account credentials to yourself.
   • You may not scrape, copy or republish listings, photographs or agent details without our written permission.
   • You may not use the platform to post misleading listings, harass other users, or advertise property you have no right to sell or rent.

3. 3.Listings and accuracy

   Listing content — price, area, boundaries, photographs and descriptions — is supplied by sellers and agents. We check what we can, but we cannot guarantee that every detail is accurate or current at the moment you read it.

4. 4.Verification is a check, not a guarantee

   A verified badge means we carried out the checks described in our Verification Policy. It is not a warranty of title, a valuation, a survey, or advice that a property is a good purchase. Responsibility for due diligence remains with the buyer.

5. 5.Enquiries and introductions

   When you submit an enquiry we pass your details to the agent or seller handling that property so they can respond. What you agree with them afterwards is between you and them.

6. 6.Fees

   Browsing listings and submitting enquiries is free for buyers and renters. Fees for sellers, agents and advisory services are agreed in writing before any work starts. We do not take a commission from a buyer without disclosing it first.

7. 7.Content you submit

   You keep ownership of the photographs, descriptions and documents you upload. By uploading them you give us permission to display and distribute them for the purpose of marketing your property and running the platform. You confirm you have the right to share whatever you upload.

8. 8.Suspension

   We may suspend or remove an account or listing that appears fraudulent, misleading, duplicated, or in breach of these terms, and we may do so without notice where there is a risk to other users.

9. 9.Limits on our liability

   To the extent permitted by Nepali law, we are not liable for losses arising from a transaction between you and another user, from inaccuracies in listing content supplied to us, or from decisions you take without independent verification.

   Nothing here limits liability that cannot lawfully be limited.

10. 10.Governing law

    These terms are governed by the laws of Nepal, and the courts of Nepal have jurisdiction over any dispute arising from them.

11. 11.Changes

    We may update these terms as the service changes. The date above shows when they last changed. Continuing to use the site after an update means you accept the revised terms.
