A renter's checklist before signing a lease in Nepal
Confirm that the person signing the lease is the actual owner or has documented authority to rent the property — ask to see the lalpurja or a letter of authorization if dealing with a property manager.
A written rental agreement should specify monthly rent, deposit amount, notice period, responsibility for utilities and maintenance, and any restrictions, and should be signed by both parties with copies retained.
For longer tenancies, registering the rental agreement at the local ward office adds legal protection for both landlord and tenant and can matter if a dispute ever arises.
Inspect water supply, electrical wiring and structural condition before signing, and document the property's condition with photos so deposit deductions at move-out are not disputed later.
